Peter Cocoziello President & CEO
Peter J. Cocoziello is President and CEO of Advance Realty founded in 1979, specializing in real estate development, construction and property management.
Peter had a mission to be the premier developer of creative real estate solutions. He started the company by purchasing a vacant lot in West Orange, NJ with the plans to develop his first property (14,000 sq. ft. office building). From there he moved onto single-family homes and townhomes and finally to build-to-suit commercial office space.
Today, the Company is one of the most active and respected commercial real estate development, investment and management companies in the New Jersey and Washington, D.C. markets. Since its inception in 1979, Advance has developed or acquired more than 7 million square feet of commercial, residential, mixed-use and industrial projects.
Peter has held leadership roles in numerous community and professional organizations such as Young President’s Organization, World President’s Organization, New Jersey National Association of Industrial and Office Properties (NJ NAIOP) and the Italian American Heritage Foundation. Currently, Peter serves on a vast number of Boards including New Jersey Network Foundation; New Jersey Chamber of Commerce Executive Committee, and Smeal Business School at Penn State University. Mr. Cocoziello is the recipient of major honors including Developer of the Year, NAIOP – The Forum for Commercial Real Estate, Ernst & Young, Inc. NJ “Entrepreneur of the Year – Real Estate Division”, Outstanding Business People, Large Corporation, Somerset County Chamber of Commerce, Top 20 Companies, Central New Jersey Business Magazine, Humanitarian Award, National Conference for Community and Justice, Pennsylvania State University Alumni Fellow Award and he was named one of the top Power 50 of the Most Influential People in Real Estate.

Kurt R. Padavano Chief Operating Officer
With over 25 years of commercial real estate experience and well-known nationally in the industry as a forward-thinking leader, Kurt Padavano is Chief Operating Office of Advance Realty. As COO, Kurt provides executive oversight to the various divisions that support Advance’s portfolio in N.J. and the Washington D.C. region -- which include: asset management, property management, human resources, marketing and leasing, IT, capital markets, acquisitions and dispositions, and administrative services. Under his leadership, Advance has been nationally recognized as an industry leader by many professional and industry associations. He also oversaw the creation of the industry’s first and only Tenants’ Bill of Rights©, ensuring high-quality management services to Advance’s tenants.
As a leader in the industry, Kurt has served as Chairman and Chief Elected Officer of the 17,000 member International Building Owners and Managers Association (BOMA). His involvement in BOMA International also includes Chairmanship of the Regional Owner’s Council and as a member of its Executive Committee. Locally, Kurt has served as President of the New Jersey Association of BOMA, as well as Chairman of the Energy Aggregation Committee and member of the Investment Committee.
Kurt has been recognized by RealComm as “one of the top 35 people to watch in real estate” and received its “Digital Impact Award.” He was also recognized by the State of New Jersey’s General Assembly for his “meritorious service, leadership and commitment.” He is also a Board Member for the Patriots Path Boy Scout Council and serves on the advisory Board at Morristown Medical Center. Kurt is a graduate of Harvard and Pennsylvania State University.

Kevin Tartaglione Senior Vice President and Chief Operating Officer ADVANCE REALTY DEVELOPMENT
Kevin Tartaglione is the Senior Vice President and Chief Operating Officer of the company’s Development division. With over 19 years of commercial real estate experience in developing over 10 million square feet of office space, Kevin is responsible for design through construction and completion of all projects in Advance’s growing development platform, valued at over $500 million.
Prior to joining Advance Realty, Kevin was vice president of development with Hines at its New York office, where he was responsible for new business development, project development and acquisitions, and asset management for its New Jersey client base and portfolio. While at Hines, Kevin was a key member in the development team responsible for the 2.2 million-square-foot construction of Goldman Sachs’ headquarters facility in Jersey City, New Jersey. Kevin had significant interaction with Jersey City and State authorities regarding the urban development issues surrounding this project.
Kevin is a member of the Real Estate Board of New York (REBNY), American Institute of Architects Society (AIAS), Corporate Real Estate Executive Network (CoreNet) and Urban Land Institute (ULI) and serves on the NJ Board of Trustees for National Association of Industrial & Office Properties (NAIOP), and the The Independent College Fund of New Jersey (ICFNJ). Kevin holds a Master of Engineering Degree in construction management , and a Bachelor of Arts in architecture from Catholic University.

Donald M. Slaght Managing Director Advance Real Estate Solutions
Don Slaght is the Managing Director of Advance Real Estate Solutions, a division of Advance Realty that provides corporations, investors and property owners with a comprehensive platform of investment, development and advisory solutions.
Prior to joining Advance, Don was Co-Founder and Executive Vice President of Workstage LLC, a national development company which created award-winning, high-performance buildings throughout the United States. Workstage developed more than 30 build-to-suit projects totaling nearly $500 million for clients such as ADP, Pay Pal, Northrop Grumman, Cox Communications, Royal Caribbean Cruise Lines, Fairfield University and many others.
Before the formation of Workstage, Don held a number of positions at Gale & Wentworth, Inc. including Chief Operating Officer. At Gale & Wentworth, Don managed all service sector divisions including leasing, asset, property and facility management, construction and development services. Don started in the real estate business and was a Vice President at CB Richard Ellis (formerly Coldwell Banker Commercial Group).
Don earned his bachelor’s degree in Finance from The University of Richmond’s Robins School of Business Administration. He is also the Vice Chairman and former Chairman of the Board of Directors of Special Olympics New Jersey and an active supporter of numerous charities, including the Summit Area YMCA and the Grant W. Koch Scholarship Fund.

Brian T. Banaszynski Managing Director New Jersey Region
Brian T. Banaszynski, Managing Director, is recognized as one of the region’s most accomplished leasing professionals with over 21 years of proven success in the commercial real estate sector.
Brian is responsible for leading the Advance's New Jersey Region Portfolio, as well as other projects throughout Advance’s extensive development portfolio.
Prior to joining Advance, Brian was senior vice president of M. Alfieri Co. in Edison, New Jersey. Other commercial real estate leadership positions include Vice President of Development at Mack-Cali Realty Corporation in Cranford, New Jersey, Vice President of Leasing at Alfred Sanzari Enterprises in Hackensack, New Jersey; as well as a commercial real estate broker at Cushman & Wakefield.
Banaszynski earned both his bachelor's and master's degrees in business administration from the Universtiy of Wisconsin. He is a member of the National Association of Industrial and Office Parks (NAIOP), Urban Land Institute (ULI), Morris County Economic Development Corporation (MCEDC) and cuurently serves on the Board of Trustees for the Northern New Jersey Multiple Sclerosis Society, New Jersey CoreNet and Somerset County Business Partnership (SCBP).

David J. Fisher Senior Vice President/Regional Managing Director Washington, D.C. Region
David Fisher has been involved in the Washington DC Metropolitan Area real estate market for over 25 years with experience in commercial leasing, development, acquisitions and dispositions. David has been with Advance since 1998, and is responsible for overseeing the performance and growth of the Company's portfolio in the Washington area. David is a member of the Company’s Executive Committee.
Prior to joining Advance Realty, David was associated with The Mark Winkler Company for over 17 years. His duties included supervising Winkler's commercial leasing staff of ten professionals in their representation of tenants, owners and third parties. In this role, he was responsible for a portfolio in excess of 4 million square feet, as well as negotiating build to suit transactions.
David is a graduate of the Wharton School of Business, University of Pennsylvania. He was 1995 President of the Northern Virginia Chapter of NAIOP. Mr. Fisher is a licensed broker in Maryland, Virginia and the District of Columbia.

Larry P. Hilaire Vice President – Development
Larry Hilaire joined Advance Realty as vice president in its Development Division. With over 18 years of experience in the commercial real estate industry, Mr. Hilaire manages the construction and development of Advance’s commercial real estate projects from the planning and architectural conceptual stages through to building and completion. He also directs and oversees the general contractors and various subcontractors utilized on Advance’s development projects.
Mr. Hilaire is a seasoned veteran in property and construction management services in the commercial real estate industry and was employed for the past eight years with Hines in New York City , as both a construction and property manager. Some of the key projects he was responsible for during his tenure at Hines included: 30 Hudson Street (New Jersey's tallest office building at 42 stories), in Jersey City, New Jersey; Bridgewater Crossing, in Bridgewater, New Jersey; and Two Montgomery Street in Jersey City.
At Advance, he recently completed 100 Tice Boulevard in Woodcliff Lake, New Jersey, an over 200,000 square foot Class A headquarters for Eisai Pharmaceuticals; and Advance@Southgate, 445 South Street in Morris Township, New Jersey, an over 300,000 square foot office building which was transformed into a Class A facility.
Previously, Mr. Hilaire held senior level positions at Grubb & Ellis Management Services Inc., Advantage Real Estate Services, and Cushman & Wakefield, Inc. A licensed architect in New Jersey and Pennsylvania and National Council of Architectural Registration Boards certified, he received an undergraduate degree in architecture from the New Jersey Institute of Technology and a master’s of business administration in finance and real estate from Rutgers University.

Monika Majewska Senior Project Manager, Development Department
Monika Majewska, who joined Advance Realty in 2004, is Senior Project Manager for the Development Divison. In this role, she is responsible for financial analysis and underwriting of the Company’s commercial, residential and mixed-use development projects. Additionally she manages budgeting, forecasting and project cash flows, as well as coordinating land entitlements for the New Jersey Region’s development projects.
Monika started in Advance’s Capital Markets and Acquisition Department, where she worked on preparing valuations of company owned assets in New Jersey, Boston and Washington, D.C. markets and was responsible for underwriting several successful acquisition transactions.
Prior to joining Advance Realty, Majewska earned her Master of Science in real estate development from Columbia University, and also spent six years in development project management with STRABAG, Europe’s sixth largest development and construction group. Her duties included site evaluations, feasibility analyses including zoning, budgets and financial analysis for potential projects. Additionally, she prepared financial analysis and development strategy for the successful acquisition of one of the largest Polish hotel chains, Warsaw Syrena Hotels.
Monika is a member of numerous professional organizations, including Urban Land Institute, Columbia University Real Estate Development Alumni Council and currently serves as Co-Chairman for the International Committee. She also holds a Master of Business Administration from the London Business School and Warsaw University of Technology in Warsaw, Poland, as well as a Master of Science in Planning and Architecture from the Cracow University of Technology in Cracow, Poland.

Shane Arters Director - Advance Realty
Shane Arters is a Director, Advance Realty. He has over 14 years of experience in the real estate industry with specialties in broad-based acquisition, development and finance. Shane has earned a reputation for assisting companies with complex real estate transactions, property due diligence, project management, financial and operational audit, and brokerage services in a number of markets which include New Jersey, New York, Pennsylvania, Connecticut, Arizona, and Southern California.
Prior to joining Advance, Shane was an experienced Developer in the Pacific Southwest, USA overseeing the acquisition, development, and construction activities for several large commercial and mixed-use projects, and many Walgreens Retail Pharmacies. Earlier in Shane’s career, he worked at the international accounting firms of Deloitte & Touche and Ernst & Young in the Financial/Operational Audit and Business Risk Assurance Departments.
Shane is a member of the International Council of Shopping Centers (ICSC), US Masters Swimming, and USA Triathlon Association and holds a Bachelors of Science Degree from Brigham Young University.

Rick Zack, RPA, FMA Director, Property Management ADVANCE REALTY MANAGEMENT, INC.
Rick Zack is Director of Property Management for the Advance Realty Management Division. In his role he provides the leadership and direction to successfully manage a portfolio of assets in excess of 4.5 million square feet in the New Jersey and Washington, D.C. Regions.
Prior to his role as Director, Rick was General Manager for the Company’s 515,000 Square foot Class A commercial Office Building in Newark, NJ. In this role he was responsible for the day to day direction and supervision, including general operations, budgeting and financial reporting, as well as the execution of extensive capital and tenant improvement programs.
A proven professional in all areas of property management, Rick retuned to Advance Realty after a period of time at Precision Building and Construction as Chief Operating Officer where he successfully managed the day-to-day company operations.
Before joining Precision Building and Construction, Rick was Property Manager for Advance Realty, handling general operations for multiple assets within the Company’s New Jersey Region including capital expenditures, building maintenance, life safety and security and tenant relations.
Rick is an active member in Building Owners and Managers Association of New Jersey (BOMA, NJ) and Class of 2011 Leadership Somerset Program. Rick currently serves as Vice Chair on the Board for the Newark Downtown District (NDD), and serves as a member of the Economic Development Council for Raritan Borough, NJ. Rick earned a Bachelor of Arts degree from Kent State University and holds an RPA and FMA Designation from the Building Owners and Managers Institute International.

Christopher M. Bellapianta Director of Finance and Acquisitions
In his role as Director of Finance and Acquisitions, Christopher M. Bellapianta is responsible for sourcing, capitalizing, and closing acquisitions along with refinancing and recapitalizing portfolio of assets. Throughout his commercial real estate career, Chris has been involved in more than $3.5 billion of real estate investments, including the acquisition of both debt and equity, with a focus on mixed-use development projects.
Prior to joining Advance, Chris was a Director at Madison Capital, where he was part of a small team that acquired in excess of $350 million of performing and non-performing senior and subordinate debt. Prior to that, Chris was responsible for portfolio-level underwriting and financing activities for Antares Investment Partners on its Harbor Point project, a six-million-square-foot, master-planned development.
Chris also served as Acquisitions Director for Atherton Newport Investments, and was one of two individuals covering acquisitions and development activities in East Coast markets. He began his career at Cushman & Wakefield, where he was responsible for sourcing, negotiating, and closing leasing and sales transactions, primarily in New York City.
Chris earned one bachelor’s degree in economics and another in environmental science from Hobart College, and holds a master’s in real estate development from Columbia University. He is actively involved with several charitable organizations, including Project Renewal and The Avon Walk for Breast Cancer.

Vincent A. Carangelo, Jr. Director of Accounting and Tax
Vincent A. Carangelo, Jr. brings more than 30 years of commercial real estate financial experience to his role as Advance Realty’s Director of Accounting and Tax. Vincent oversees all accounting, reporting, finance and tax activities for the company.
A proven leader with an extensive background in all areas of taxation, Vincent returns to Advance after a period of time at BlackRock, where he was responsible for all portfolio tax functions in his position as Vice President of Finance with BlackRock’s Real Estate Operations group.
Before joining BlackRock in 2007, Vincent was Director of Taxation for Advance Realty, handling all tax related issues, including tax research, planning and audit related activities, tax compliance and tax reporting.
He also held positions as Senior Tax Manager/Director for The Loews Corporation, where, among his duties, he directed all activities associated with SALT income taxes for the entire enterprise, including all related compliance, planning, and audit activities for the parent company and its related subsidiaries. Prior to that, he spent 17 years as a Director of Tax Audit with Prudential. In that role, he directed all activities associated with state and local income tax audits for the parent company and all its affiliated insurance and non-insurance companies, as well as assisted with various federal audit initiatives.
Vincent earned a bachelor’s degree in Accounting from Farleigh Dickinson University in 1981 and a master’s degree in taxation with honors from Seton Hall University in 1998.

Peter J. Cocoziello, Jr. Asset Manager
Peter Cocoziello, Jr. is responsible for the identification and execution of new investments and has an active role in the firm’s asset management and development groups. Peter has assisted in the acquisition, disposition and management of more than $1 Billion of Commercial, Retail, Multifamily, Industrial and Mixed-use properties and is actively involved in multi-use development projects.
Peter began his career at Advance Realty Development working on development and redevelopment projects including 445 South Street, 100 Tice Boulevard and the Harrison Riverbend District where he assisted in obtaining pre-development approvals and financing for the projects. These projects each represent the largest and most significant transactions in their respective counties.
He earned a B.S. in Industrial and Labor Relations from Cornell University and holds a Masters in Real Estate Development from Columbia University.
