Advance History

Advance Realty was founded by Peter J. Cocoziello in 1979. Forging long-term relationships with the brokerage, business and political communities has been the cornerstone of the company's success. Equally as important is the outstanding team of in-house professionals that have been assembled at Advance.

Advance Realty's origins began in Gladstone, New Jersey, when Peter J. Cocoziello focused the young company on the development of small, local projects. Despite the economically depressed times, Advance was able to enjoy substantial growth and soon began working with larger corporations on build-to-suit developments. As the company continued to grow, so did the scope and size of Advance's projects. Companies such as G.H. Bass & Co., Phillips-Van Heusen Corporation, Allied Beverage, Atochem North America, Inc., Federal Express, Bayer AG Consumer Care, United National Bank and Chubb Computer Services all utilized Advance's development and advisory services.

The foundation for the continued growth success of Advance is its ability to build successful partnerships with its clients by combining their business and occupancy needs. Advance goes above and beyond constructing aesthetically appealing facilities and seeks to create smart buildings that reflect the utmost in technical functionality and operating efficiency.  The ability to provide these cost-effective, strategically planned real estate solutions has propelled Advance's growth from a local developer to a super-regional, full-service development company.

Advance Realty has always maintained the highest standards of integrity in the industry. This philosophy is evidenced by Advance's active presence in the commercial real estate trade, business and non-profit sectors, where members of the Advance team have consistently played a leadership role in serving the industry's associations including NAIOP, BOMA, CoreNet Global, United States Green Building Council (USGBC) and ULI, as well as numerous charitable organizations. Advance takes great pride in the numerous awards bestowed on the company by such leading organizations as the Somerset County Chamber of Commerce, National Conference for Community and Justice, Ernst and Young/Inc. Magazine, NJBiz Magazine, the National Association of Industrial and Office Properties (NAIOP) and many more.

As a way of formalizing its dedication to consistently meeting the ongoing needs of its tenants, Advance introduced its "Tenants' Bill of Rights©" in 2004.  The Tenants' Bill of Rights© backs in writing Advance's commitment to deliver First in Class tenant services.
